Unpopular opinion: I will not list a home for sale if the price is too high.

And believe me, this is so controversial that I’ve been cussed out and had the door slammed in my face.

For close to 14 years, I’ve been a Realtor here in Page & Shenandoah Counties.

I’ve seen a thing or two over the years - I’ve experienced helping people buy and sell homes in every type of market.

But one thing I’ve learned with nearly 14 years of experience is that in a complex market pricing strategy matters more than ever.

Now hear me out: I’m not against pricing a home on the higher side of market value when it makes sense. I always want my sellers to get the strongest number they can. That’s my job!

However, there is a big difference between pricing strategically and pricing so high that the home sits for months without even a single showing. I will never list *that* high just for the sake of “getting the listing.”

As an agent, I want to provide maximum value to my clients. I pride myself in always giving my sellers my honest opinion, even if it’s not exactly what they hoped to hear. Some people may not love hearing their true market value, but I’d rather be upfront and help them understand where the market really is based on the homework I’ve done than have them get frustrated later when the home doesn’t move, sits on the market with no showings, and simply loses momentum. Oh, and don’t even get me started on homes not appraising - that’s a whole other story to unpack!

And while I’m being honest, let me tell you this: I’ve lost a few listings over the years because of this stance, and I’m completely okay with that. I would rather lose a listing by being honest than take one at a price I didn’t truly believe in. I put a lot of my own marketing dollars behind each listing I sign. Great marketing is powerful, but it can’t always overcome a pricing problem.

So, if you remember anything from this post, I want you to know this: I’ll always push for the strongest price possible, but I won’t recommend a number that I truly believe will work against the seller just to get the listing. That’s not fair to the seller, and it’s not setting myself up for success either.

I don’t want to just throw a sign-up in the yard and cross my fingers for good luck. I want my sellers to know I’m fully committed to them in every way possible - from the listing price all the way to the negotiating table.

Ever had a squirrel in your house? 😅 We did this last week! And oh boy, it brought some excitement into our house since it was NOT invited in - haha!

Our French bulldog, Pancake, spotted a squirrel in our yard. When she went after it the squirrel decided if there was going to be a chase, it was going to be in our air conditioned home - haha! Both Pancake, and our English bulldog, Winston, were skidding around the corners of our home trying to catch this furry little thing.

While I can laugh now, it surely wasn't laughing matter while it was happening. My husband and I were a hot mess just trying to catch the dogs going crazy through the house, while the squirrel was knocking things over on bookshelves, climbing across the kitchen cupboards and leaving a trace everywhere he went...

Until we lost the squirrel.... 👀

Like I said, we were so consumed trying to catch the dogs that once we got them handled, we noticed the house went quiet.... too quiet! 🫠

We truthfully thought the squirrel had enough excitement and went back to its home outdoors. However, when we let the dogs out again, Pancake parked out front of our dishwasher and was determined it was still there. She sat there quietly for hours!

So, when it was time for bed, we set up a trap with some peanut butter and we all went to bed (dogs included). However, there was no squirrel in the trap in the morning and Pancake was still convinced the squirrel was back there.

So, we called my brother in law, Robert. He's knowledgeable in this kind of stuff and quite honestly, much braver than I, too - haha!

Pancake was right.

We moved the dishwasher and out came the squirrel running around the home AGAIN. You can hear my scream in this video because the squirrel went directly between my legs as it ran towards the opposite side of the house.

I finally threw my hands up and stayed outside until they safely captured the squirrel on top of the curtain rod and brought him outside 😅

This little event brought a lot of excitement to our little home - and I'm glad it's all over! But, I can now officially say that we can laugh at it 🤣

I'm sure if we had cameras inside during this, we'd be on America's Funniest Home Videos - haha!

So, enjoy. Watch it a few times... I think it gets funnier and funnier each time :)
