Happy Monday! 💜

This October, we are honored to host a drive supporting H.E.R. Shelter during Domestic Violence Awareness Month.

We’ve signed up to focus on personal care items, and the shelter has shared a list of what’s most needed:
🧼 Soap + body wash
🌸 Deodorant
💜 Feminine hygiene products
👶 Baby necessities (diapers, wipes, formula, etc.)

I’ve created an Amazon Wishlist so items can be sent directly to me. At the end of the month, I’ll deliver everything to the shelter.

If you’re local, I am happy to meet up with you, pick up from your porch or if you would like to drop them off by my office that's great too. The items do not have to come from the amazon link, just selected items that matched what was requested.

💵 If you’d prefer to donate money in lieu of products I am happy to provide my Venmo. We will be matching donations up to $500.

The H.E.R. Shelter provides safety, advocacy, and resources & housing for women, children, and families impacted by domestic violence, sexual violence, stalking, and human trafficking. We are so grateful for the chance to support their incredible work.

Buyers and sellers today are so much more informed than they used to be. Most people are doing their homework online long before they ever reach out to an agent.

That’s why I like sharing my personal (and professional) insight here—because I want you to have the real, accurate info that actually helps you make confident moves.

That said, having too much information can lead to real estate analysis paralysis. One minute you’re scrolling Zillow, the next you’re wondering if you’ll ever figure it all out.

Let’s simplify things. Here’s what you actually need to know about the current market:
• Inventory is up 15% from this time last year (yay!), but we’re still 40% below pre-2019 levels. So yes, it’s improving—but we’re not totally back in balance yet.
• Homes are sitting a little longer, which means sellers need to be strategic. Price matters more than ever.
• Buyers: Know your numbers. Waiting for rates to drop could mean jumping into a pool of new competition. If you can afford it now—don’t sleep on it.

Despite what national news headlines might make you believe about the real estate market: yes you can still buy, yes you can still sell... and YES, we can help you!! :)

It likely goes without saying that most people are focused on last minute Christmas shopping more than house hunting right now...but we have several days of showings set up over the holidays with buyers that are motivated to buy- and looking at houses, with even more motivated sellers!
