In August, the median sold price for residential properties in the NEXUS area was $415,000, representing a decrease of 2.4% compared to last month and an increase of 2.2% from August 2025. The average days on market increased to 37 days, 33% above the 5-year August average of 28 days. New contract activity declined 1.9% month-over-month, while active inventory decreased 1.3%.
