Listing descriptions are written to make you fall in love. That’s their job. Mine is to help you see what’s actually there. Here’s what I ask when I see these phrases:

🏡 “Minutes away”
Minutes at what time of day? I’ll drive it at 8am and 5pm before you fall for the location.

🏡 “Needs a little TLC”
How little? I’ll get a contractor’s eyes on it before we write an offer, so “a little” doesn’t turn into “a lot.”

🏡 “Easy highway access”
Easy as in a quick on-ramp, or easy as in you can hear the highway from the backyard? Both can be true, so we check.

🏡 “Updated”
Updated when, and by whom? Were permits pulled? Was it the kitchen and the roof, or just the paint?

🏡 “Close to everything”
Close to what, exactly? I’ll map out the grocery store, the schools, and your daily routine and see if it holds up.

The listing tells you what the seller wants you to see. The right questions tell you what you’re actually buying. 🔑

🏡 % of original list price received: 95.1% (holding steady)
🔑 Sold listings: 3,439 (down ⬇️)

What does it mean? Prices are climbing, but homes are still taking about 54 days to sell, and sellers are averaging 95.1% of their original list price. For buyers, that means there’s still room to negotiate. For sellers, pricing it right from day one makes all the difference. 🍂
