Explain the requirements of USPAP, the Fannie Mae Selling Guide, and the HUD Handbook 4000.1.

Identify what appraisers look for during a property inspection and apply ANSI measuring standards.

Recognize market factors (inventory, external influences, functional/external obsolescence) that impact value.

Interpret appraisal reports, including comparable searches, adjustments, and reconciliation techniques.

September’s Consumer Price Index rose 3% year over year, per the U.S. Bureau of Labor Statistics, but the Fed is still expected to cut rates next week.

Realtor.com® Senior Economist Jake Krimmel notes that a calmer inflation trend could keep mortgage rates near 12-month lows and boost affordability, though it won’t solve everything.
