Had a great call recently with an old high school friend who’s thinking about making the move to the Charlotte area — and it got me thinking about how much this region has changed since I relocated here 21 years ago.
This article from The Charlotte Ledger does a great job of capturing exactly what I tried to explain to him.
📈 The CLT region’s population has DOUBLED in 20 years — we’re now at 2.9 million people. That kind of growth changes everything, including home prices.
🏡 The suburbs aren’t the “bargain” they used to be. Buyers have long headed to surrounding counties to find better deals than Mecklenburg, but that gap is closing fast.
Across Mecklenburg and each surrounding county, median-income earners would need to spend at least 37% of their income to buy a median-priced home — that’s considered unaffordable by most lending standards.
