Real Life & Real Estate: August Edition. ☀️

This was a month of actually practicing what I preach. We took real time off as a family, two weeks of it, split between the mountains of North Carolina and the beach in Florida. The kind of rest you don't realize you needed until you finally stop.

Then, just like that, the kids went back to school and it was back to reality. And here's the funny thing about this business: even with two weeks away, August still came through. Five properties under contract, north of $7 million combined. A relocation I'd been walking a client through for over a year, an open house that turned into a sale, a couple of repeat referrals, and a listing. Proof that when you build on relationships, the work keeps moving even when you step back to breathe.

Thinking about replacing old windows before you list?

My rule is simple. Replace when buyers will feel the problem, not just notice the age. Rot, broken seals, windows that stick, moisture damage, drafts, and street noise can hurt the showing and raise inspection questions. If the windows are mostly dated but still functioning, targeted repair and paint often make more sense.

In Charlotte, the right answer changes with the house, the street, and the price point.

🎨 Mural Series: Camp North End

Some murals stop you in your tracks. This is one of them.

By Rosalia Torres-Weiner, a Charlotte artist who calls herself an "ARTivist," and for good reason. Born in Mexico, she's become one of the city's most important muralists and community builders, using her work to tell stories of culture, heritage, and belonging.

Her signature is everywhere in this piece: bold, vibrant color and rich Mexican iconography, with little details tucked into every face and figure. And painted right into it is a line that stuck with me: "You are exactly where you are meant to be." Pretty good reminder, whether you're house hunting or just finding your place in a new city.

You'll find it at Camp North End, right near a couple of the other pieces I've been featuring. Make an afternoon of it, the whole site is worth exploring.

Remembering Dolly Parton. 1946–2026. 🕊️

"Don't get so busy making a living that you forget to make a life."

I've been sitting with this one since the news. We lost a true icon, and she left us with more wisdom than most.

If this August taught me anything, it's that the time we make for family is the part we remember most.

It's a good reminder, whatever line of work you're in, to slow down every now and then and hold onto what matters.

An awkward plan is not the same thing as a structural problem.

• Doors, openings, and non-load walls usually mean manageable scope.
• Moving stairs, chimneys, or bath and kitchen plumbing usually means bigger money.
• Crawlspace and attic views tell you what is actually carrying weight.
• If one change touches framing, HVAC, electrical, and flooring, it is not a simple fix.

Same budget, two very different houses. The better buy is usually the one with fewer expensive surprises.

I compare 5 things first: craftsmanship, layout, core systems, the lot, and what the renovation budget really needs to be. Charm matters, but only after the math works.

I spend a lot of time evaluating construction quality, renovation scope, and long-term value, so this is where I start in Charlotte.

🎨 Mural Series: Camp North End

Ever spotted these little guys around Charlotte? Meet the LADs.

This one's by The London Police — a British street art collective that's painted in over 35 countries and helped shape the whole modern street art movement. They brought two works to Camp North End back in 2019 for the End-to-End Festival, and they've been a favorite ever since.

What I love about it: it's two artists working as one. Chaz Barrisson paints those signature round "LAD" characters, while Bob Gibson handles the sharp architectural linework behind them. Together it just clicks.

It's the kind of piece that makes Camp North End what it is — a 76-acre former industrial site turned into one of the best art, food, and history spots in the city. Worth a wander any weekend.
