This closing is truly special.

Mr. Rai and his family just purchased a property at a reasonable price in today’s challenging market — a home that may need some care, some updates, and some love… but also a home filled with opportunity, stability, and a beautiful new beginning.

The truth is, many first-time homebuyers dream of finding the perfect home at the perfect price. But with home prices continuing to rise and affordability getting harder, that dream can feel further away for many hardworking families.

What is an encumbrance in real estate?

An encumbrance is any claim, restriction, or liability attached to a property that may affect its value, use, or transfer of ownership.

In simple terms — it’s anything that can “weigh down” the property or limit what the owner can do with it.

Examples may include:
✅ Liens
✅ Easements
✅ HOA restrictions
✅ Unpaid property taxes
✅ Judgments or legal claims

This is why buyers should always review title work, disclosures, surveys, HOA documents, and attorney/title updates before closing.

Because some encumbrances can transfer with the property — and you do not want surprises after you get the keys. 🔑
