A closing looks like a stack of signatures, but most of the work happens well before that. Once the signed contract reaches the closing firm, here's roughly what's underway:
🔹A title search, so the property transfers free of mortgages, liens, and judgments
🔹Contact with the agents, the seller, the buyer, and the lender to gather accurate payoff information
🔹Clearing anything the title search turns up on the seller's side
🔹Matching the settlement statement to the lender's Closing Disclosure
🔹Circulating a draft statement and coordinating the buyer's funds, usually by wire, ahead of time
On the day itself, buyers and sellers sign with agents present, though sellers often sign first and can sign earlier if they ask. Once funds are confirmed and the deed is recorded, the firm disburses according to the signed settlement statement.
First-time buyers can prepare with a few simple things. Bring your identification, confirm wiring instructions directly with the closing firm, and read the final Closing Disclosure in advance rather than for the first time when you sign.
