Let’s start your homebuying journey today! I have worked in the mortgage industry with the Coastal GA team since 2017, and made the move up the coast to Charleston in 2022. You could say the one-of-a-kind hospitality that the lowcountry is known for runs deep in my genes. People from all over the world are drawn to Charleston’s southern charm, lively culture, rich history and coastal traditions. I can promise you will receive first-class service all over this town – from dining, to accommodations, to recreation, even the home-buying and mortgage process. That’s where I come in! With 15+ years in the mortgage, banking, and customer service industries, my commitment to provide a five-star experience is the foundation of each of my professional relationships – with homeowners, home-buyers, and referral partners alike. My mortgage team has over 20 years of combined experience working with clients just like you. I am dedicated to making this process as smooth and stress-free for all involved. My service level and communication are unmatched from the very beginning, and they won’t end at the closing table. Many of my borrowers and referral partners are not only clients, but grow to be true friends. When not assisting clients, you can find me spending time with my husband, hanging out with our “kids” (our 3 dogs), or cruising on our boat. It’s Charleston, after all! Are you looking to purchase a new home, renovate your current home, refinance, or need to utilize some of the equity in your home? I am licensed in all 50 states, and ready to help you!

🏡 Appraisals are getting a major update.

Starting November 2, 2026, UAD 3.6 becomes mandatory for new appraisal submissions to Fannie Mae and Freddie Mac.

Instead of traditional static forms, the new system uses a more detailed, dynamic reporting structure designed to capture more information about the property.

What does that mean? The details matter more than ever.

If a home has an updated kitchen, new flooring, remodeled bathrooms or other improvements, having clear information about those updates can help tell the complete story of the property.

📋 REALTORS®, sellers and lenders: this is one change worth getting familiar with now.

🏡 Buyers may have more negotiating power right now.

More homes are sitting on the market longer, and more sellers are adjusting their asking prices. In September, 20.8% of listings had a price reduction, the highest September share since 2018.

That can create opportunities for buyers who know how to approach the negotiation. A strong offer isn't always about offering the highest price. Terms, timing and financing strategy can all play a role.

More choices can mean more leverage. Know how to use it.

🏠 Are buyers really locked out of the housing market?

The latest numbers tell a more nuanced story. Mortgage rates, inventory and inflation are creating a market that looks different than it did a year ago, but buyers may have more opportunities than they realize.

From a 4.6-month supply of homes to easing inflation and slower price growth, August brought a few signs worth paying attention to.

Swipe through this month’s Market Perspective for the latest housing market snapshot.
