Eleven years in real estate. Over 225 homes sold. A median of 28.5 days on market, and my listings average 101.1% of list price — not luck, just pricing strategy and prep work done right.

What started as a way to build a business while still being a present mom turned into something bigger: walking families through first homes, upsizes, downsizes, estate sales, and empty nesters starting their next chapter. This shift in sentiment is already being reflected in the market. Buyers are getting sick of waiting for the “perfect time”, economic certainty, lower rates, etc because it’s not on the horizon anytime soon. Many are coming to terms with paying higher rates and are noticing there isn't so much competition.

For Sellers: Does that mean that we are still getting multiple offers? Yes and no. If your home is highly desirable to 'today's buyer' and you are priced below market value, yes, very strong chance you will see a spreadsheet of offers. Living in la-la land & priced to 'test the market' don't count on it! In fact, don't bother! Price it right! Buyers are willing to pay the higher interest rates, but they don't necessarily want to finance a project simultaneously.
