In Texas, buyers typically get their home inspection during the option period.
Once you receive the inspection report, there are usually 5 different directions you can go.
1️⃣ Negotiate Repairs
You can go back to the seller and ask for specific repairs that are important to you.
If repairs are completed, you’ll want receipts, documentation, and any transferable warranties from the seller.
2️⃣ Ask for Seller Concessions Instead
Sometimes buyers would rather handle repairs themselves after closing using their own trusted vendors.
In that case, you can negotiate concessions or credits instead of asking the seller to complete the work.
3️⃣ Ask for a Price Reduction
Depending on the repairs needed, you may be able to negotiate a lower purchase price on the home.
4️⃣ Accept the Home As-Is
Remember—no house is perfect.
Sometimes the inspection report only shows smaller maintenance items, and buyers decide they’re comfortable moving forward as-is.
5️⃣ Back Out During the Option Period
If major issues come up and you’re still within your option period, you can terminate the contract and move on.
That option period is there to help protect buyers.
Inspections protect you during the buying process.
