🏡 Southern Utah Housing Update

Buyers are gaining more negotiating power as inventory increases and sales slow across Cedar City and St. George.

While home prices are holding relatively steady in St. George, Cedar City has seen some softening.

What does this mean? Buyers have more options, and sellers need to be strategic with pricing to stand out.

Whether you’re buying or selling, understanding your local market makes all the difference.

One thing I wish I had understood before moving to Cedar City? Future development.

I moved into an established neighborhood, so I felt pretty confident about my decision. I was close to shopping, not far from the center of town, and still in a quiet neighborhood.

But there was undeveloped land around us.

Over the years, more housing was built, and naturally, that brought more traffic.

I still believe we made the right choice for our family—but I also realize now that I didn’t know enough at the time to understand how future development could affect the area.

So if you’re looking at homes in Cedar City, don’t just ask, “Do I like this house?”

Ask what’s planned around it, too. 👀

Some places just feel different. ❤️

There’s something about Downtown Cedar City. The historic buildings, locally owned businesses, and familiar streets all contribute to the character of this community.

It’s easy to get caught up in our everyday routines and overlook the things that make where we live special.

Sometimes it’s worth slowing down and appreciating what’s right in front of us.

If you’ve been thinking about making Cedar City home, I’d love to help you explore what living here could look like.

What does this week’s housing market mean for you? 🏡

For buyers, there are more homes to choose from and less pressure to rush into a decision. We’re also seeing more opportunities to negotiate on price, closing costs, repairs, or other terms, especially when a home has been sitting on the market.

For sellers, buyers are still buying, but they have options. Pricing matters, presentation matters, and homes that are positioned well from the beginning have a much better chance of getting attention. This isn’t the market to “test” an aggressive price and hope buyers come around.

And one thing I continue to watch: Cedar City and St. George aren’t behaving exactly the same. That’s why I wouldn’t make a buying or selling decision based on Southern Utah headlines alone.

If you’re thinking about buying or selling, reach out. I’m happy to help you look at what’s happening in your specific price range and area.

Your retirement home should work for your future self, too. 🏡

It’s easy to shop for the home that fits your life right now.

Maybe stairs don’t bother you. Maybe you’re hiking every weekend. Maybe a basement and two-story layout sound perfectly fine.

But retirement home shopping is also about thinking ahead.

If you want to age in place, one of the first things I would consider is whether the home has a single-level layout.

Cedar City has a lot of two-story homes and homes with basements, so this can be an important part of your search.

Having your primary bedroom and the spaces you use most on the main floor can make the home much easier to navigate as your needs change.

You’re not just buying for today—you’re buying for the years you hope to spend there.

The Southern Utah market is giving buyers more choices and a little more breathing room.

Inventory remains elevated in both Cedar City and St. George, while sales over the last 30 days are down compared to this time last year. Cedar City prices are still holding stronger year over year, while St. George is seeing a slight dip.

For sellers, pricing and presentation matter. For buyers, there may be more room to negotiate than we’ve seen in the past few years.

Curious what these numbers mean for your specific home or move? Reach out anytime.

Looking for a 55+ community in Cedar City? There’s something you should know first. 👀

If having a large selection of age-restricted 55+ communities is high on your list, Cedar City may not offer the abundance you’re expecting.

St. George has many more of these communities, but it’s important to remember that you’re also comparing two very different places—with different elevations, scenery, climate, and overall lifestyle.

Cedar City does have some age-restricted housing options, and we’re seeing more development coming to the area.

But right now, there simply aren’t a large number of true 55+ communities to choose from.

So if you’re planning your retirement move, think beyond just the age restriction and consider what kind of retirement lifestyle you actually want.
