🏡 You bought the house… but what if someone you’ve never met suddenly says part of it belongs to THEM? 👀

This is exactly why what happens before and after the closing table matters. 👇

🏡 : What if someone you’ve never met claims an interest in your home? It sounds like something out of a movie, but it can happen.

Imagine a previous property owner dies and the home is transferred by someone believed to be
the only heir. Years later, another heir comes forward and claims they also inherited an interest in the property. Suddenly, the current homeowner could face a challenge to their ownership—even though they had nothing to do with the original problem.

That’s why title professionals research a property’s ownership history before closing, looking for issues that could affect your property rights. But not every title problem can be found in the public records. An owner’s title insurance policy can provide protection against certain covered title issues that weren’t discovered before closing and surface later—including certain claims involving unknown heirs.

The title search helps uncover problems before you buy. Title insurance helps protect you if certain covered problems emerge afterward.

A secure closing doesn't happen by accident...

A secure closing doesn't happen by accident.

Today's title professionals are spending significant time helping protect transactions from emerging threats, including wire fraud, identity theft, and seller impersonation. In fact, more than half spend over 11 hours each month focused on fraud prevention efforts according to a recent ALTA study.

It's one more way title professionals help bring confidence and security to the closing process.

🏡 : Who owns that driveway?

You bought the home. You own the property. But that doesn’t necessarily mean you’re the only one with rights to use part of it.

An easement can give another person or organization the legal right to use a portion of your property for a specific purpose. That could include a shared driveway, access to a neighboring property or space for utility lines.

Before a real estate transaction closes, title professionals search public records for recorded easements and other matters that could affect a buyer’s property rights.

It’s another example of the important work title professionals do behind the scenes to help buyers understand what they’re purchasing and protect their property rights.
