🏡 Florida’s Housing Market Is Gaining Momentum

Florida’s housing market is showing encouraging signs of improvement. According to Florida Realtors® Chief Economist Dr. Brad O’Connor, the state has now recorded 11 consecutive months of year-over-year increases in closed sales, following three years of declining sales.

A few key trends:

• Inventory is shifting, with single-family homes moving into roughly balanced-market territory statewide.
• Condo and townhouse inventory remains higher, although condo sales are showing stronger year-over-year growth.
• Higher-priced homes are performing particularly well — sales from $500,000 to $1 million are up 7%, while sales of $1 million+ are up 22.4% year to date.
• Florida continues to attract new residents, with migration showing signs of increasing again.
• Affordability could gradually improve as incomes rise, particularly if home prices and mortgage rates remain relatively stable.

The market may not be booming, but after several challenging years, the direction is positive. Buyers and sellers who have been waiting are beginning to make their moves.

Florida continues to be a top destination for people of all ages. According to U-Haul migration data from July 2025 through June 2026, Florida was the only state to rank in the top 10 for net migration among all four generations—Baby Boomers, Gen X, Millennials and Gen Z.

Florida ranked #1 nationally for both Gen X and Millennials, #3 for Baby Boomers and #8 for Gen Z. Central Florida also performed particularly well, with Orlando ranking #3 nationally for Millennial movers and Gainesville-Ocala ranking #1 for Baby Boomers.

Florida Realtors® research also shows that many newcomers are moving to Florida before retirement. Households ages 55–64 brought an estimated $7.6 billion in net household income into Florida in 2023–2024, suggesting that many relocating households are still working, have accumulated home equity and may be well positioned to purchase property.

Key takeaway: Florida's appeal is no longer primarily associated with retirees. The state is attracting working professionals, families and younger generations, creating continued opportunities across Florida's housing market.

Florida continues to attract a strong flow of new residents. In the first half of 2026, more than 200,000 people transferred out-of-state driver’s licenses to Florida, the highest first-half total since 2023 and well above pre-pandemic levels.

New York was the leading source of new license transfers, followed by Georgia, New Jersey, California, and Texas. Within Florida, Miami-Dade and Palm Beach counties received the most newcomers, while Hillsborough, Orange, Broward, and Lee counties each recorded more than 10,000 transfers.

Although driver’s license data doesn’t capture every person moving into or out of Florida, it provides a near real-time indicator that migration into Florida remains strong and increased compared with 2024 and 2025.
