What really impacts your home’s appraised value? It’s not always what you think!
Recently, we had the pleasure of welcoming Triangle Appraisal Group to our office for an informative presentation on the home appraisal process. We learned valuable insights that every homeowner and seller should know!
Here are 7 key takeaways to keep in mind before selling or investing in your home:
🔹 Finished basements vs. above-grade space: Not all square footage is valued equally. Quality, functionality, and access matter.
🔹 Renovation vs. update: A full renovation is different from a cosmetic refresh—and appraisers recognize the difference.
🔹 Expensive doesn’t always mean more value: A luxury countertop or designer fixture may attract buyers, but it won’t necessarily increase your home’s appraised value dollar-for-dollar.
🔹 Consistency matters: One beautifully renovated room may not significantly improve the overall condition rating if the rest of the home is dated.
🔹 Don’t overlook maintenance: Roof damage, leaks, missing siding, and other neglected repairs can hurt value more than outdated—but well-maintained—finishes.
🔹 DIY work can count: Appraisers focus on the quality and functionality of the finished work, not simply who completed it.
🔹 Keep your paperwork: Permits, receipts, and before-and-after photos can help document additions and improvements that may not appear in public records.
✨ My biggest takeaway: If you’re planning to sell, focus on maintaining your home, addressing necessary repairs, and making strategic improvements—not just choosing the most expensive finishes.
A special thank-you to Triangle Appraisal Group for sharing their expertise and helping us better serve our clients!
