Let me tell you about a family I'll call the Carters. Camp Pendleton family, house in Oceanside, and one Tuesday the orders came out: East Coast, report in eight weeks. Every guide they found about long distance landlords was written for investors buying rentals in other states. Nobody had written the version for the family that already owns the house and is the one leaving. Their fears are the same list every time: who fixes things when you're three time zones away (our answer: a $500 reserve, small repairs fixed fast without waiting on another time zone, anything bigger you hear from us first), how do we get paid (ACH on the 12th, every month, same date, like a paycheck), and what does California do to owners who move away? That one has a number: once you're a nonresident, 7 percent of your gross rental income gets withheld for the Franchise Tax Board, and the property manager is the withholding agent. It's a prepayment your CPA credits back, but you want to know before your first owner statement, not after. The Carters' house is rented to another Pendleton family and they've renewed twice.
