2024 – 2025 Konut Satışları: 5 County’nin Yıllık Karşılaştırması
Merhaba arkadaşlar,
Bugün sizlerle Alameda, Santa Clara, San Mateo, Santa Cruz ve Monterey bölgelerinin 2024 ve 2025 yıllarına ait satış miktarı (toplam dolar hacmi) ve satış sayısı karşılaştırmasını paylaşmak istiyorum.
Veriler çok net bir tablo gösteriyor:
1) 2025’te çoğu bölgede satış hacmi 2024’ten daha yüksek
Yani evler geçen yıla göre daha yüksek fiyatlardan el değiştiriyor.
2) Satış adetleri ise 2025’te bir miktar düşmüş
Bu da şunu gösteriyor:
Piyasaya çıkan ev sayısı azalsa bile, çıkan evler yüksek değerlerde satılmaya devam ediyor.
ALAMEDA
2025’te satış adedi 2024’e göre biraz daha az,
ama satış hacmi neredeyse aynı seviyede.
Fiyatlarda güçlü bir düşüş yok—piyasa değerini koruyor.
SANTA CLARA
Satış hacmi 2025’te daha yüksek.
Tech etkisi burada açıkça görülüyor.
Az sayıda ev satılsa bile fiyatlar güçlü.
SAN MATEO
2024 ve 2025 hacim olarak birbirine çok yakın.
Satış sayısı biraz düşmüş fakat fiyatlar sabit kalmış.
SANTA CRUZ
2025 grafiği 2024’ün neredeyse aynısı.
Piyasa stabil. Hem talep hem fiyatlar dengeli.
MONTEREY
2025 satış hacmi geçen yıldan daha güçlü.
Özellikle yaz aylarında hacim ciddi yükselmiş.
Bölge, ikinci ev ve yatırım talebi ile hareketli.
Genel sonuç:
2025 yılı, 2024’e göre daha az satış – daha yüksek fiyat dengesine sahip.

Bu da piyasanın hâlâ satıcı lehine olduğunu, aynı zamanda alıcıların daha seçici davranabildiğini gösteriyor.

San Juan- was alreadyy pending for the tour so it wasnt open but i stil went to see it

First stop: a beautiful condo tucked right in the HEART of downtown Santa Cruz — the kind of place where you can grab coffee, hit the farmers market, and walk to the beach, all before noon. Super stylish, surprisingly quiet, and that natural light? Unreal. If you’ve been craving walkability without sacrificing comfort, this is your spot.

2. FORE! (But Make It Peaceful)
