We are no longer in the rapid appreciation market of 2020–2022, but we are also not seeing a market collapse. Instead, we are seeing a normalization phase where:
✔️ inventory is improving
✔️ buyers are becoming more selective
✔️ pricing strategy matters more than ever
✔️ properly marketed homes are still selling
📍A few notable trends across SWFL this month:
• Cape Coral continues showing strong recovery and improved buyer activity
• Fort Myers is seeing steady transaction growth and healthier inventory conditions
• Bonita Springs / Estero showed some of the strongest overall market performance in April.
Overall, the market is becoming more value driven and strategic.
