The only thing constant is change.
What else is changing? Appraisals.

Besides possibly adding a little time...

I place a buyers packet in every home I list that includes info that could be helpful to an appraiser. It just got thicker.

This is a list of things that appraisers will need from Agents to complete the new UAD 3.6 appraisal report:
"Appraisers and Agents, together, need to develope a checklist of information that is required to adequately complete a compliant appraisals. This list work include BY YEAR, updates, repairs, renovations, remodeling to include the Roof, HVAC, Kitchen(to include cabinets, counters, applainces, etc), Baths(including partial or complete, addition of outdoor ktichens, installation of swimming pools, water heater, Change from Gross Living Area(Heated Area, Living Area, etc). It needs to be broken down into Living Area Above Grade, Living Area Below Grade, Unfinished Area Above Grade(ceiling height, knee wall height restrictions due to ANSI), ADU sq ft, ADU room count, ADU finish, etc, ad infinitum....
