The question I am asked the most this time of year is “Should I sell right now?” Everyone who is thinking about selling in 2026 wants to know when the market is right for them.

In short, it depends on your property and situation!

But let’s look at the stats for the sellers who chose to dive into the market between the holidays.

9 single family properties have been listed since November 29th.

Addison | 2 Homes | $349,000 and $370,000
Neither of these homes are under contract.

Middlebury | 4 Homes | $319,000, $329,000, $385,000 and $482,500
All four of these properties are under contract averaging 5 days on the market.
💫 Fun fact, I have two of these under contract

Monkton | 1 Home | $349,000
Active on the market for 13 days.

Waltham | 1 Homes | $549,000
Under contract in two days on the market
💫 I also have this one under contract with buyer clients.

This means over 50% of the properties that were listed sold quickly.

77% of them were UNDER $400,000.

Of the property’s that went on the market in the last 30 days that aren’t under contract. One is a foreclosure and one had been listed earlier in the fall but came back on and a third has done a price reduction.

As far as selling in the winter goes I like those statistics for sellers. Way less competition and clearly the buyer pool is there.

So should you list now? I certainly dont think I would take it off the table. Do you mind moving in snow? Do you need to find your next home as part of your transaction? Let’s talk about everything you need to consider as part of it!

Attended the Coldwell Banker Hickok & Boardman awards ceremony today just to support my many friends I’ve made.

Much to my surprise walked out with two awards of my own!

One to celebrate our teams success last year I’m so proud of Bianca, Margo and Melinda for their hard work.

The other was to congratulate me on all 5 ⭐️ reviews from my clients. Which honestly is probably the most exciting part of it all.

I couldn’t do what I love without my clients and I’m so thankful that they love working with me too.

Closed!!

Thrilled does begin to explain how I feel for my buyer who purchased this home in Shelburne on Friday!!

With a few cosmetic updates this home is going to be perfect for him. Every contractor we brought in for concerns over age/condition just kept telling us how impressed they were with the work that was originally done. After having been under contract on a home with the opposite responses from my favorite professionals this was such a relief.

I have to thank Jeff Vos from HomeCheck, Lucas Sweeney, Ben Provencher, BP Waste Water and Colin with Smith and McClain. For fitting us in so quickly for inspections during the holidays. It’s such a pleasure to be able to fully trust these professionals with people I care so much about and know they will be in good hands when updates start!

Magic and coffee are in the air!

106 Twin Oaks Terrace & 512 Route 116 received offers Sunday night. I ended up dropping the deposit check at 11:15pm that evening after negotiating both those contract.

And moments ago we put 138 Red Maple Lane under too!

Two closings today!!

29 Main Street in Vergennes (my listings) it sold to a wonderful buyer. I’m excited to see what he does with the home! It’s amazing how something’s are meant to be. I met with the sellers on a Sunday. They were debating on selling and wanted to know the process. They wanted something a little bigger. We discussed the process and they said they would think about it. That week the PERFECT house was listed for them. We saw it the night it was listed and placed an offer immediately. They couldn’t believe it. By that next Sunday they were under contract to buy it. And listed their home the next day! When something is meant to be it’s simply meant to be!
