The question I am asked the most this time of year is “Should I sell right now?” Everyone who is thinking about selling in 2026 wants to know when the market is right for them.
In short, it depends on your property and situation!
But let’s look at the stats for the sellers who chose to dive into the market between the holidays.
9 single family properties have been listed since November 29th.
Addison | 2 Homes | $349,000 and $370,000
Neither of these homes are under contract.
Middlebury | 4 Homes | $319,000, $329,000, $385,000 and $482,500
All four of these properties are under contract averaging 5 days on the market.

Active on the market for 13 days.
Waltham | 1 Homes | $549,000
Under contract in two days on the market
💫 I also have this one under contract with buyer clients.
This means over 50% of the properties that were listed sold quickly.
77% of them were UNDER $400,000.
Of the property’s that went on the market in the last 30 days that aren’t under contract. One is a foreclosure and one had been listed earlier in the fall but came back on and a third has done a price reduction.
As far as selling in the winter goes I like those statistics for sellers. Way less competition and clearly the buyer pool is there.
