The Fed Just Cut Rates Again. What It Means for You! 📉🏡
The Federal Reserve lowered its key rate by another 0.25%, this is the third meeting in a row with a cut. I get asked all the time, so it’s important to note, the Fed’s key rate is NOT the same as the mortgage interest rate you get when you buy a home. The key rate is what banks pay to borrow money.
So will this help buyers and sellers?
Generally, yes. When the Fed keeps easing rates, it usually creates a friendlier environment for borrowing. Mortgage rates can still move around week to week, but a steady pattern of cuts often helps affordability over time. That’s good news for buyers who’ve been waiting for the right moment and for sellers who want to attract a wider pool of qualified buyers.
Jerome Powell mentioned that rates are now in a “neutral zone” which is meant to support steady growth and help cool inflation. Ehhh, Id like to see them lower…
Here’s what the Fed is saying for moving forward. While they’re not ruling anything out, the Fed isn’t predicting a big wave of rate cuts next year. Right now, policymakers expect maybe one more small cut in 2026 if inflation improves and the job market cools. Mortgage rates don’t move in lockstep with the Fed, but a stable or improving inflation outlook could help rates gradually drift down over time. 📊

Right now, the average 30-year fixed mortgage rate in Georgia is sitting around the low 6% range, and 15-year fixed rates are generally in the mid-5s. These numbers can shift daily, but this gives you a good idea of what buyers are seeing today. Also, keep in mind, YOUR actual rate depends on things like credit, down payment, loan type, and overall financial profile.
All of that said, it's a buyer's market right now. If rates are the thing holding you back, remember that sellers are negotiating and many are offering incentives like seller-paid closing costs, which can often help buy your rate down even lower than the current market.
