Because buyers aren't only looking at square footage and countertops.
They're subconsciously asking:
Can I picture my life here?
A coffee cup near the breakfast nook. A cozy chair by the window. Soft towels in the bathroom. A patio that looks like somewhere you'd actually want to spend Saturday morning.
Tiny details create a feeling.
And while pretty photos might stop the scroll, the listings people remember are usually the ones that made them imagine themselves living there.
Pretty gets attention.

Sometimes your buyer isn't being difficult.
They're just tired of making decisions.
After house #7, every kitchen starts blending together, they can't remember which one had the good backyard, and suddenly they're questioning whether they even want to move anymore. 😂
That's decision fatigue.
When you notice it happening, adding more houses to the list usually isn't the answer. Bring them back to their original non-negotiables. Compare their favorites. Eliminate the homes that don't actually fit.
Part of being a great agent isn't just helping clients find options.
It's helping them find clarity.

Most of the time, we’re asking because we’re trying to protect you, your client, and your transaction.

Here are a few reasons your TC may be asking for documents:

A missing page, signature, initial, or addendum can delay a file or create compliance issues.
