• Capital Deployed: $126.15M → $141.85M (+12.4%)
• Average Sold Price: $267,840 → $282,008 (+5.3%)
• Average Days on Market: 124 → ~113 (-8.7%)

The numbers tell an important story.

Capital deployment grew faster than transaction volume.

That means Q2 wasn't simply busier.

It was stronger.

Builder vs. Resale

One trend continued throughout the quarter.

New construction maintained its pricing premium.

Builders continued achieving approximately $175–182 per square foot, while resale remained the dominant source of transaction volume but produced much wider pricing outcomes based on condition, location, age, layout, and pricing strategy.

Builders continued defining the ceiling.

Resale continued competing within it.

Geographic Capital Flow

The quarter also became increasingly concentrated.

Brownsville and Harlingen accounted for 73.1% of all residential capital deployed, up from 66.7% in Q1.

Together, the two markets generated more than the region's entire quarter-over-quarter increase in capital deployment.
