Rental property owners: one of the most common tax mistakes is confusing repairs with improvements.
Here is a simple way to remember it:
Repair = restore
Improvement = upgrade
Remodeling = depends on what was actually done
Examples:
• Fix a leak or patch drywall → usually a repair
• Repair part of a roof → usually a repair
• Replace the entire roof → usually an improvement
• Paint one room or repaint by itself → usually a repair
• Paint as part of a full renovation → usually part of the improvement
Why does this matter?
If you receive rental income, repairs are often deducted as current rental expenses, while improvements usually must be capitalized and depreciated over time. This is where many Schedule E mistakes happen.
