Sellers, do the work.

Denver has the most inventory we've seen in a decade, so you have competition, and buyers have choices.

Affordability is still a major issue, so many buyers don't have the funds to do the fixes themselves. They also don't have the time.

Lowering the price only goes so far, listen to the market.

🏡 A new build home can be a great option. Builder incentives can help offset costs in a big way.

✍️ However, if you have a house to sell, make sure you understand the reality of selling your home before signing a new build contract.

📅 Secondly, new builds appreciate slower, so make sure you plan on being there for at least 5 years, or you may get caught upside down.

Only two homes have ever sold for more than $3 million in Platte Park. We just closed one of them.

That's rare air for one of Denver's most-loved neighborhoods — Old South Pearl at your doorstep, Washington Park around the corner, and the kind of walkability people will pay a premium to get.

And here's what it means if you own here: $3M isn't a fluke anymore. It's happened more than once. The comps are climbing — and most owners have no idea their home is worth more today than it was last month.

😵‍💫 It's not easy to sell a house right now.

🤔 There are quite a few sellers that have a tough decision to make: Do they sell now, even at a slight loss, and restart? Or do they rent their home out (likely at a loss) and hope for the market to recover?

📉 I don't see home value appreciation doing much in the next couple years to improve the situation very much, so the question becomes how long can sellers hold on as unexpected landlords?

❓️ Do you hold on, hope for good tenants, and wait until you can get the number you want? Or do not want the potential headache, accept your bad luck, and sell for less than you expected so you can move on?

🫵 What would you do??

❌ If something is required for a house to properly function (& be insured) as advertised, it is not a value add. It will determine whether your home sells or not.

📈 If it's not a value add, you cannot increase the list price by the same amount that it cost to fix your cracked sewer line, radon filled basement, or leaky roof.

✅️ Pre-listing inspections can help mitigate these big surprises before they ruin a transaction.

A tale of two markets...

Same city, similar house, same price. One house gets multiple offers, while the other sits on the market for 45 days. WTF?! This has resulted in prices remaining relatively flat as we enter summer.

It is my job to understand the differences so I can educate and advise you accurately. Don't generalize this market, get hyper local.

Don't buy a house if you won't be here in 3 years.

Seriously. Real estate rewards certainty, and two kinds matter most:
1. Certainty about where you'll be
2. Certainty about your budget.

If you're not sure you'll still be around in a few years, buying can cost you more than renting ever would. Between closing costs going in and selling costs coming out, a short timeline eats any equity you'd build.

Waiting until you're sure isn't falling behind. It's the smartest move you can make.

That seller isn’t greedy. They’re broke.

Some bought at the top, rolled in closing costs, or pulled equity for a remodel that never paid off, and now the math ain’t mathin’. Reducing the price another $15K or fixing the furnace isn’t stubbornness. They just don’t have the money.

I’ve sat across from sellers who’d love to negotiate and literally can’t without bringing cash to closing.

So before you assume bad intent, ask the better question: what’s actually possible here? The deals that close are the ones built on understanding the real constraints and getting creative to make things happen.
