If you don't know your local market, you are making a costly mistake. I was looking at a property in an unfamiliar market to buy from a wholesaler. When I asked for the comps, the wholesaler gave me some that were much higher than what I researched. So I asked a broker to send a comparative market analysis, which showed the comps to be much less than what the wholesaler provided. The broker was able to show one comp across the street in a very different neighborhood. This experience reminds me that I must do my due diligence if I don't know the local market.

When I first looked into real estate investing, I thought the hardest part would be the numbers. Running deals, analyzing cash flow, making sure I didn’t overpay.

I was wrong.

The real challenge? The emotional rollercoaster.

✔️ Losing out on a deal you thought was perfect.
✔️ Getting hit with unexpected repair costs.
✔️ Wondering if you made the right call.

It takes patience, resilience, and the ability to keep moving forward even when things don’t go your way.

No one really tells you this part—but mindset matters just as much as money in this business.
