When people think about Florida real estate, homes, condos and new residential developments usually come to mind. But there's another side of the market worth paying attention to.

Smaller industrial properties, including warehouses, contractor spaces and facilities used by local service businesses, are getting national recognition.

According to a CoStar analysis reported by Florida Realtors, four Florida markets ranked among the nation's top 20 for smaller industrial properties. Tampa took the #1 spot, followed by Miami at #6, Orlando at #8 and Jacksonville at #12.

These aren't necessarily the massive distribution centers people picture when they hear "industrial real estate." Smaller spaces can serve the businesses that handle construction, equipment, manufacturing, deliveries and everyday commercial operations.

For those of us following real estate on Florida's Space Coast, it's another reminder that the property market involves much more than where people live. Where businesses operate matters, too.

The rankings don't establish the same conditions in Brevard County, but they offer an interesting look at what's happening across Florida's commercial property markets.

You can usually tell a lot about a Realtor by what happens when a transaction stops going according to plan.

An inspection finds something unexpected. The appraisal raises questions. A deadline changes, or the buyer suddenly has to make a decision they weren't prepared for.

Those are the moments when having someone who communicates clearly, explains the options and knows when to bring in the right professionals really matters.

Buying or selling a home involves more than finding a property or accepting an offer. You're making financial decisions, reviewing contracts, navigating deadlines and trying to understand what everything means for you.

And if you're buying in Brevard County, local knowledge should go beyond knowing which neighborhoods are popular. The questions surrounding a Cocoa Beach condo, a Merritt Island waterfront property or a single-family home in Viera can be very different.

Before choosing a Realtor, ask how they communicate, how they approach negotiations and what happens when something unexpected comes up.

A recommendation means more when it's based on how someone actually handles the work.

A home has been on the market for 47 days.

Is that good news for a buyer? A warning sign? A pricing problem? A seller who may be ready to negotiate?

You canโ€™t answer that from the number alone.

Days on market becomes useful when you put it next to the rest of the story. Has the price changed? What have similar homes actually sold for? What else is available nearby? Is the home competing well on condition and presentation? Has buyer feedback pointed to the same issue more than once?

For a buyer, a longer listing history may create an opportunity to ask better questions and understand where there could be negotiating room.

For a seller, it can be feedback. If buyers keep choosing competing homes, the market may be telling you something about price, condition, presentation or how the property compares with the alternatives.

A home sitting longer isnโ€™t automatically a bad home, and it doesnโ€™t automatically mean the seller will take any offer.

The number gets your attention. The context tells you what to do with it.

A home has been sitting since summer. The price has already changed once. There arenโ€™t five other buyers waiting behind you.

That doesnโ€™t automatically make it a bargain. But it does make the conversation different.

Fall can give Brevard County buyers a little more breathing room to look at how long a home has been listed, what comparable properties have sold for, whether the condition supports the asking price, and where there may actually be room to negotiate.

And negotiation isnโ€™t limited to asking for a lower price. Depending on the property and the offer, repairs, closing terms and seller concessions may all be part of the conversation.

There is a trade-off. Fall can also mean fewer homes coming onto the market, so a buyer looking for a very specific neighborhood, floor plan or property type may have fewer choices.

Thatโ€™s why I wouldnโ€™t buy a home just because โ€œfall is a better time to buy,โ€ and I wouldnโ€™t wait for spring simply because thatโ€™s when more homes traditionally hit the market.

Iโ€™d look at the house in front of you, the competition around it, the monthly payment and what negotiating position you actually have.

The calendar can change the market. It shouldnโ€™t make the decision for you.

Coffee on the screened porch before the Florida heat settles in. The back door stays busy while lunch moves outside. Someone claims the pergola, someone else heads for the hot tub, and thereโ€™s still actual grass left in the fenced backyard๐Ÿซง๐Ÿ๏ธ

Then everyone comes back inside without feeling like theyโ€™re on top of each other.

Thatโ€™s what I like about the way 4168 Palladian Way lives. The kitchen is open to the main living space, with quartz countertops, stainless steel appliances, solid wood cabinetry and a breakfast bar that gives people somewhere to sit without taking over the kitchen. The split-bedroom layout gives you separation when you want it, and with four bedrooms, one can become the office, guest room, playroom or whatever your life needs next.

And while the fun features photograph well, some of the less glamorous details matter just as much when youโ€™re buying a home. The roof and gutters were replaced in 2023, the A/C in 2021, and thereโ€™s a 2-car garage.

All of it sits inside gated Hammock Trace Preserve in Melbourne, with a community pool when you want something bigger than the backyard.

The kitchen gets the attention. The roof gets the invoice.

When you're touring homes in Florida, it's easy to spend ten minutes looking at countertops and about ten seconds thinking about the systems that may have a much bigger effect on what the home actually costs to own.

Roof and HVAC age matter. So can flood exposure, insurance availability and cost, HOA or condo rules, maintenance history and what your property taxes may look like after the purchase.

None of those automatically makes a home good or bad. They simply belong in the decision before the finishes convince you that you've already found โ€œthe one.โ€

That's particularly useful when buying in Brevard County because the questions can change with the property. A newer home in Viera may come with HOA or CDD considerations. A Cocoa Beach or Cape Canaveral condo can add association documents, fees and building-specific issues to review. Waterfront property in Merritt Island may require a different look at flood and insurance considerations than an inland Melbourne or Rockledge home.

The fun part of house hunting is deciding whether you love the home. The useful part is figuring out what comes with it.

Pretty is easy to spot. The expensive stuff usually requires a few more questions.

09/30/2026

If you own property in Florida, Amendment 3 is worth reading beyond the headline about a larger homestead exemption.

Florida voters will decide the constitutional amendment on November 3. If it receives the required 60% voter approval, one of its biggest changes would increase the homestead exemption for non-school property taxes to $150,000 in 2027 and $250,000 in 2028, followed by inflation adjustments beginning in 2029.

The words โ€œnon-schoolโ€ matter. The expanded exemption would not apply to school district property taxes, so a $250,000 exemption would not simply mean subtracting $250,000 when calculating every part of a homeowner's property tax bill.

There's another provision that's particularly relevant to Florida rental property, second homes and commercial real estate. The amendment would reduce the annual cap on assessment increases for qualifying non-homestead property from 10% to 5%.

That could make this relevant to quite a few different Brevard County property owners, not just people living in their primary residence.

There's also another side to the discussion. Lower property-tax collections affect local government revenue, while supporters argue the changes would provide property owners with meaningful tax relief. Florida Realtors has publicly endorsed Amendment 3, while public-safety groups have raised concerns about potential effects on local services.

So this isn't really a one-number ballot question. It involves homestead property, non-homestead property and how local property-tax revenue is structured.

Whatever your view, this is one worth understanding before November rather than discovering what โ€œAmendment 3โ€ means while standing over the ballot.
