One of the first things veteran clients tell me when we start working together is this: "I already have a VA loan, so I did not think I could buy again."
That assumption has cost more veterans more opportunities than I can count.
The truth is your VA benefit can be used more than once. With remaining entitlement, purchasing another home while keeping your current VA loan in place is absolutely possible. Veterans who are relocating, upsizing, or planting roots in a new city need to know this before they take themselves out of the running.

Here's the question nobody asks until it's too late:
"Can I afford to stay in this home if life changes?"
Most buyers focus on one thing: "Can I afford the monthly payment?" And yes, that matters. But I've been doing this for over 20 years, and I've watched what happens when life throws curveballs.
Job loss. Medical issues. PCS orders that come earlier than expected. Divorce. A family member who needs help. The car that dies. The roof that leaks.
The buyers who sleep well at night? They're not the ones who maxed out their approval amount. They're the ones who left themselves breathing room.
I had a client years ago who insisted on going to the top of their budget. Beautiful home. Stretched every dollar to make it work. Six months later, they got orders to move. They couldn't afford to keep it as a rental, couldn't sell it fast enough without losing money, and the stress nearly broke them.

I've read hundreds of home inspection reports over the years. Some are boring. Some are terrifying. And some are just... chef's kiss bizarre.
Highlights from my time at Spartan Group Realty include: a family of raccoons living in the attic (with their own little setup), a hot tub installed INSIDE a bedroom (because why not?), and my personal favorite - an inspection that noted "previous owner may have attempted DIY electrical work while intoxicated."

Here's something most buyers don't realize: the lender advertising the lowest rate isn't always offering the lowest cost.

I see it all the time. A buyer gets pre-approved with Lender A because they quoted a great rate. Then they get to closing and discover the fees, points, and closing costs are thousands more than expected.

Meanwhile, Lender B had a slightly higher rate but significantly lower overall costs - and would've saved them money both upfront and long-term.

Rate matters. But it's not the only thing that matters.

At Spartan Group Realty, when we're helping clients evaluate lender options, here's what we tell them to compare:

What's the actual interest rate AND the APR? (APR shows the true cost including fees)

What are the lender fees and closing costs?

Are there points being charged? If so, how many and what's the breakeven?

What's the total cash needed at closing?

The lender with the flashiest rate might not be the one saving you money. Ask the right questions. Compare the full picture.

You deserve transparency, not a sales pitch.
