One small thing that delays closings more than it should: name mismatches. It sounds minor… until it is suddenly not. 😳

We see it all the time:
~ Contract says “Mike,” driver’s license says “Michael”
~ Married name on contract, maiden name on title
~ Middle initial appears on one doc but not the other
~ Jr., Sr., III included sometimes and missing other times.

Why it matters 👇

Title work is tied to legal identity. If names don’t match exactly, it can mean:

‼️ Florida Realtors: when you see “Homestead applications are due by March 1,” here is what that REALLY means 👇
If your buyer owns and lives in the home as their primary residence, they must file the Homestead Exemption with their county property appraiser by March 1 to get the tax benefit for that same tax year. 📄
