Recent sales near your home are your best starting point, and they’re free to find. Check Zillow, Realtor.com and your county property appraiser’s website, look up your property, and find the recent sales around it. It’s your house. You’ll know which ones are most like yours.

How much do you actually want to walk away with when you sell? $50,000? $100,000? $200,000? That number is where pricing your home should start.

Start with the money you want in your pocket at the closing table. Then stack everything else on top of it: closing costs, real estate commission, your mortgage payoff, taxes, HOA fees. Once it’s all stacked up, you can see what a fair price looks like for your goal.
