The latest REcolorado data for May 2026 paints an interesting picture of the Denver Metro housing market.

🏡 Median Home Price: $615,000
⬆️ Up 3% from May 2025

✅ Homes Closed: 4,054
⬇️ Down 2% year-over-year, but slightly higher than April

✅ Pending Sales: 4,232
⬆️ Up 5% year-over-year
⬆️ Up 4% from April

✅ New Listings: 6,002
⬇️ Down 18% from last year
⬇️ Down 10% from April

✅ Median Days on Market: 16 days
⬆️ Up 2 days from last year
⬆️ Up 1 day from April

What does this mean?

Buyers continue to gain negotiating power compared to the ultra-competitive market of 2021-2022. Homes are taking a little longer to sell, and inventory remains significantly higher than it was a few years ago.

At the same time, well-priced and well-prepared homes are still attracting buyers, as evidenced by rising prices and increasing pending sales.

My takeaway:
📍 Buyers have more choices.
📍 Sellers need strong pricing and presentation.
📍 The market remains balanced and active across much of the Front Range.

➡️ We're no longer in the frenzy of 2021-2022.
➡️ Buyers have more choices and more negotiating power.
➡️ Sellers who price realistically and prepare their homes well are still finding success.
➡️ Local market knowledge matters more than ever.

The headlines often focus on Denver as a whole, but conditions can vary significantly between communities like Lafayette, Louisville, Erie, Broomfield, Thornton, and Boulder.

April market update for the Denver Metro area 📊
(Adams, Boulder, Broomfield, Denver, etc.)

Here’s what we’re seeing right now:

• 📈 New listings up 11% month-over-month
• 🏡 Closed sales up 9% month-over-month
• 💰 Median price holding steady (~$600K overall)
• ⏳ Days on market around 15 days (slightly up YoY)
• 📦 Inventory sitting at ~12 weeks supply

👉 Translation:
The market is loosening up a bit.

Buyers are getting more options and slightly more time…
Sellers can still win — but pricing and strategy matter more than they did a year ago.

This isn’t a “hot” or “cold” market —
it’s a smart strategy market.

A few things that stood out this month:

Inventory is starting to grow, which means buyers are finally seeing more choices than they did last year.

💰 Median home price: about $630K across the Denver metro area.

⏳ Homes are taking a little longer to sell
Not dramatically — but buyers have a bit more breathing room compared to the frenzy of the past few years.
