Pierce county housing update. October 2026. (September recap)

🔑 Buyer Takeaway: Pierce County has more homes to choose from, especially above $500K. Under $500K remains more competitive, while higher price ranges are giving buyers more time and negotiating room. Higher mortgage rates are still affecting affordability.

🏡 Seller Takeaway: Homes are still selling, but buyers are more selective. Pricing and preparation matter—especially as inventory increases. Sellers who need to sell before buying may also face more challenges coordinating the two transactions.

How quickly are homes pending?
Price point matters. In Pierce County, 38.8% of homes under $350K, 34.6% from $350K–$500K, and 32.1% from $500K–$750K went pending within their first 30 days. Above $750K, that dropped to 20.6%. Buyers are still moving quickly on the right homes, but competition varies by price point and location.

⬆️The most inventory is in the $500K–$750K range, giving buyers more choices and making pricing and condition especially important for sellers. Price and prep matter!

When you look at a listing, you see the surface details. A closer look 👀 is necessary.

• Septic capacity: Septic systems are approved based on bedroom count, not bathroom count.
• Financing issues: If a listing says 4 bedrooms but the septic is only rated for 3, it can stall an appraisal or loan approval.
• Market integrity: Today’s listing becomes tomorrow’s comps. Keeping data accurate protects everyone.
