I spoke with a professional mortgage loan officer to see exactly how a buyer could maximize the $20,000 seller incentive, and there are some really exciting options!

One option is to “stack” the $20,000 seller concession with the lender-paid 1/0 temporary buydown, potentially creating a 2/1 buydown.

For example, with a 7.5% note rate, a 2/1 buydown could put the estimated principal & interest payment at approximately:

Year 1: $3,624/month
Year 2: $4,035/month

But there may be an even better way to structure it.

The buyer could potentially use a portion of the $20,000 seller concession toward closing costs, then use the remaining concession to permanently buy down the interest rate—while still taking advantage of the lender-paid 1/0 buydown.
