Pretty much spot on in describing the current market.

After years of sellers calling the shots, some of the hottest pandemic-era housing markets are now grappling with a surplus of listings.

To everyone who says “No pets allowed” when it comes to rentals…
You don’t want dogs in your apartment.
You don’t want them in your Airbnb.
You don’t want them on your beach, your bus, or your trail.
But when the earth shakes and you're trapped under concrete—
When you’re lost in the woods with no signal—
When the snow buries you because you ignored the warning signs—
When the current pulls you under despite the red flag...
Guess who shows up?
A dog.
Not for money. Not for applause.
Just because that’s what they do.
They show up. They save lives.
Even the lives of people who never gave them a chance.
So maybe it’s not “just a dog.”
Maybe it’s the kindest soul you’ve ever refused.

Dear Floridians,

We are going to be ok!
I know. It’s going into the low 40’s at night.
I have put together some quick tips for those who aren’t sure how they are supposed to navigate this weekend’s unholy cold weather.

● Wear real shoes. Your flip flops will have to fend for themselves for a few days. They will be okay.

● Socks! Wear them. Preferably with real shoes. Still a no on the flip flops.

● Put the doors back on your Jeeps, for goodness sake.

● Consider pants. The extra fabric may feel a tad foreign at first, but you gotta power through.

● Stock your fridge now. Publix will be closed. Assume a record number of employees will call in sick. They’ve never been this cold before.

● You've likely never noticed it but there is a setting on your AC unit at home that makes it blow out warm air. Use it. Look for a little fire symbol or the word H E A T

● There is also a similar function for the ac in your car… and turn off the seat AC feature.

● Umbrella. Use an umbrella if you do venture outside. Not for rain, it will help you avoid head injuries caused by frozen iguanas falling from trees. Those suckers are heavy.

● Bring all those orchids inside immediately. A couple hours in that kind of cold will kill them dead in an hour just like it will you if you don't stay inside your house.

● That soft warm chewing gum thats always in your car will now be harder than rock. Please don't break a tooth.

● DON'T use your Evian face spritz outside. It will freeze to your face and you'll have little ice cycles hanging from your new lashes.

● Wash your hair now. You’re not going to this weekend. Perhaps pick up some dry shampoo on your way to pick up the last Publix sub of the week.

● Take deep breaths, you got this. No deep breaths on Saturday though. You’re lungs aren’t used to air that cold. They will collapse… best hold your breath until Monday

Florida, may the odds be ever in your favor... 🤣🤣🤣

How do you feel about a merchant charging you an EXTRA 3.50% when you use your VISA debt card? This question is specific to VISA/MC debit cards NOT using your pin. Check out my research on this below. Are they allowed to?
Answer:
The Durbin Amendment of the Dodd-Frank Wall Street Reform and Consumer Protection Act, enacted in 2010, prohibits surcharging debit cards and prepaid cards to protect consumers from hidden fees.

It is not legal for a merchant to charge a credit card fee on a debit card in the United States. The Durbin Amendment of the Dodd-Frank Wall Street Reform and Consumer Protection Act, enacted in 2010, prohibits surcharging debit cards and prepaid cards to protect consumers from hidden fees. This restriction applies even if the card is run as a signature-based transaction without a PIN. Major card issuers, such as Visa and Mastercard, also prohibit surcharging debit card transactions.
Credit card issuers can only receive fees for debit card transactions of up to 21 cents, plus 0.05 percent of the transaction value, plus 1 cent for fraud prevention.
If a merchant accidentally adds a surcharge to a debit card transaction, they may be in violation of federal law and credit card company rules. Cardholders can report merchants who charge excessive payment card surcharges or surcharge debit and prepaid card transactions by filling out a Merchant Violation form on Visa.com or Mastercard.com

Today would be my dad's 83rd Bday, but I lost him at 59 to colon cancer. He was one that would never want to go to the doctor. A colonoscopy today is easier than a filling for a cavity.

I swear as I have already done it AND they found 3 or 4 polyps on me. You are no good to your family if you can't be there for them. Colon cancer is easily detected in early stages, but deadly if not. I miss him ever single day. I so wish he could have met my wife and our amazing kids. Julia Miller-Gor and I am tagging you Alex Price because you know the feeling.

But also, I want thank all the people that were with me on the day that we had to lower him in the ground. I remember every single person that was there and thinking of you especially today Jim Sharkey Donna Roth Sharkey .
