There's a cap on water damage buried in a lot of Florida policies.

Many policies limit what they pay for certain kinds of water damage. For mold, the limit is often ten thousand dollars or less. Now think about what water does to a Florida home. It gets under floors, into drywall, behind cabinets. Ten thousand dollars can disappear before the kitchen is half done.

Three things worth doing. Read your policy for the words water damage limitation or mold limit, so the number doesn't ambush you. Move fast when water shows up, because the longer it sits, the more your claim shifts from covered water damage toward capped mold damage. And document everything from the start.

Your policy might pay for your hotel.

It's called loss of use, or additional living expenses. If a covered loss forces you out of your home, your policy can pay the reasonable extra costs of living somewhere else while it's repaired. The hotel. The short-term rental. Even meals out when you have no kitchen.

After a storm, families drain their savings on a motel for weeks and never ask for a cent of it back. Nobody told them it was covered.

If your insurer accepted the claim, the check matches your contractor's estimate, and the paperwork doesn't sign away rights you want to keep, cash it. Fix your home. Move on.

Now the other side. Get help when the denial doesn't match what you can see with your own eyes. When the payment sits far below a real repair estimate and nobody explains the gap. When the process stalls: the same documents asked for again and again, weeks of silence, adjusters who keep changing.

Those patterns rarely fix themselves.

"Wear and tear" is a position. It is not a fact.

Insurance covers sudden damage. It does not cover things wearing out over time. After a storm, those two stories compete. You say the hurricane damaged your roof. The insurer says the roof was already old.

That call gets made by someone the insurance company pays. An old roof does not mean the storm left it alone. Photos from before the storm, inspection records, and the pattern of the damage can all push back on that story.
