Getting ready for a home appraisal? Here’s a quick guide to make the process smoother:

✔️ Appraisers Aren’t Magicians They need time to pull comps and assess your home’s condition. Be patient!

✔️ Overlooking Market Research Be aware of recent sales in your neighborhood and understand how they might influence your appraisal

✔️ Missing Documentation Prepare necessary documents like receipts for recent improvements and a list of upgrades to present to the appraiser

✔️ Overpricing: Setting an unrealistic price can lead to disappointment if the appraisal comes in lower than expected

✔️ Not Highlighting Unique Features: Point out unique or high-value features of your home that may not be immediately obvious to the appraiser.

✔️ Not Updating Outdated Features: Modernize old fixtures, appliances, and decor to align with current market trends and increase value

DID YOU KNOW? Zestimates have 9.9% Error rate

Hey, guess what I found out? According to Zillow themselves, their Zestimates have a whopping 9.9% error rate for off-market properties. Crazy, right?

So, on a $650,000 home, that could mean a difference of $64,350… yikes! 🥴

Lesson learned: it’s crucial to chat with a real estate pro before selling. Trust me, I’ve seen it firsthand!

Bottom line? Zillow’s Zestimates? Not exactly the gold standard!
