Buying in the mountains? Don’t overlook what’s underground.

Many North Georgia homes rely on a private well and septic system instead of public water and sewer—and both deserve a little extra attention during the buying process.

A few things to know:

• A well inspection can help evaluate water flow, system condition and water quality.
• Septic systems should be inspected so you understand the condition of the tank, drain field and overall system.
• Ask when the septic tank was last pumped and whether maintenance records are available.
• Know where the well, septic tank and drain field are located—especially if you’re thinking about adding a garage, pool, garden or other improvements later.

None of these things should automatically scare you away from a mountain property. They’re simply part of understanding how the home works before you buy it.

A little homework up front can save a lot of surprises later.
