Ever wonder what an appraiser may look for on an FHA appraisal report? Well below is a list that the appraiser will be looking for to make sure the property meets minimum HUD standards. While this list may not be all inclusive, it serves as a general guide to what will be concerns.

• Peeling or chipping paint
• Any signs or mold or mildew
• All windows freely open and close
• Missing electrical fixtures, switches/outlets & switch/ outlet plates
• Missing flooring, including missing tiles
• Flooring that is in disrepair
• Handrails if there are more than 3 steps
• Approximate remaining life of the roof (there should be at least 2 years)
• Water stains on walls and ceilings
• Missing bathroom fixtures and/or cabinet doors
• Signs of termite damage
• Missing screens on windows
• Missing door k***s
• Missing kitchen fixtures and/or cabinets
• Exposed wiring
• Missing gutters
• Damage to the exterior of home including, soffit, fascia and siding
• Utilities must be turned on and checked for operation
• Adequate caulking and weather stripping on doors and windows
• Missing built in appliances
• Dampness or water in basement
• Hot Water heater-make sure it has a relief valve
• Well/Septic-does the inspection report state needed repairs
• Cracks in foundation

On the buyer's side, most friends and relatives of realtors are afraid to use them in fear of "exposing their laundry." Fact is, unless you authorize me to dig in to your finances, it's none of my business. I arrange for you to choose a means of financing and instruct the lender that YOU choose, just to give me a "go" or a "no go". If it's a go, based on your financials that THEY have, they give me a "pre-approval" for the amount you're good for and then you work one-on-one with the lender once we find the property that fits your profile. If it's a no go, then the lender will give you an avenue to take to get yourself in the position to be able to purchase...A road to your ultimate goal. Any questions?

Certain Internet sites get their data directly from the MLS.
If you want to search on your own, use these websites to ensure you’re not finding old or inaccurate data. No homes that sold 3 months ago still showing as "on the market" here:

Zillow......Not all information information is accurate or up-to-date. Most of the time, information on sites like Zillow, Trulia and others is confusing and often outdated. Often, properties that are shown for sale are already sold. Sold prices don't include whether or not there were seller concessions, which would have netted the seller less than the price shown. I've talked to plenty of hard working home owners and home buyers who have been misled and have had unrealistic expectations due to the information they thought was accurate. I would love to do some research for you and send you an e-mail that will tell you accurately what homes are for sale NOW, what homes have sold for recently and how long homes are taking to sell in your neighborhood. You can feel secure in the knowledge that you have the most accurate information. I imagine that information would be valuable to you, would it not?

Basic rights. Your basic real property ownership rights are: 1. Right to own. 2. Right to rent/lease. 3. Right to abandon. 4. Right to restrict use/allow use/use. 4. Right to occupy. 5. Right to keep others off. And #6 The Right to Enjoy. What do you do if your neighbors are not allowing you to enjoy your property after the old neighborly talk/letter doesn't work? Public and/or Private, there's hope of some type of relief if the nuisance is consistent. You have the right to have a peaceful enjoyment of your property. Don't give in. Here's a few Cheap Home Remedies. Feel free to share yours


Treatment for a scratched wood floor..For minor scratches, crayons will do the trick.Pick a color that matches the flooring, and color in the scratched area. Be sure to stay in the lines; then buff to a shine. A matching permanent marker can camouflage deeper, ugly scratches. Another method: Grind the meat of a walnut or pecan into the scratch. The nut oil will provide a shine that blends with a polyurethane or water-based surface finish.

Unclog a drain. For a balky drain, try dropping three Alka-Seltzer tablets down the sink followed by a cup of white vinegar. After about 15 minutes, you can clear the drain with boiling water. Do not attempt this trick immediately after using a commercial drain opener like Drano or Liquid-Plumr.

You’ve stripped a screw. Now what do you do? Using a hacksaw, cut into the top of the screw to create a new groove for the screwdriver.

Clean up your walls . . . with toothpaste. Patch small holes using a putty knife or butter knife to smooth non-gel toothpaste into the hole. Sand the spot to smooth the surface. To erase crayon marks from walls, grab toothpaste (again, non-gel) and a scrub brush; then, just wipe until the marks are gone.
