PSA:

🚨 Buyers, this is your sign! 🚨

The tables have turned in Mississippi real estate. 😂🏡

Remember when buyers were offering over asking, waiving every contingency except their firstborn, and competing with 17 other offers for one house?

Yeahhh… we’re not doing that right now. 💅

📣 Mississippi is currently a buyer’s market!

That means buyers may have:

🏡 More homes to choose from
💰 More negotiating power
📉 Opportunities to negotiate price
🤝 Seller concessions
💵 Closing-cost assistance
🔧 Room to request repairs

And here’s the kicker: Recent Mississippi housing data shows that more than 6 out of 10 homes are selling below their original asking price. 👀

Does that mean you should offer $100,000 under asking and demand the seller throw in the boat, lawn mower, and grandma’s china?

Absolutely not. 😂

But it does mean buyers have leverage again.

So if you’ve been waiting for the “perfect” market, consider this your sign. ✨

Let’s find the right home, negotiate the best possible deal, and get you “GONE CLOSING”. 🏡🥂🔑

💔✨ THE WORLD LOST A LITTLE SPARKLE TODAY.

Today, we join millions of people in remembering the incomparable Dolly Parton, who passed away at the age of 80.

There are stars… and then there are people who somehow become part of the fabric of our lives.

Dolly was one of those people. ❤️

She gave us songs we sang at the top of our lungs. She made us laugh. She showed generations that you could dream BIG without ever forgetting where you came from.

But perhaps what made Dolly so special wasn't simply her incredible talent.

It was her heart.

Her generosity.
Her humor.
Her authenticity.
Her love of people.
Her commitment to helping children learn to read.
And her remarkable ability to make the world feel just a little brighter.

She taught us that success doesn't have to change who you are—and that you can accomplish extraordinary things while still leading with kindness.

Around here, we talk a lot about HOME. MARKET. COMMUNITY.

Today we're thinking about that last word.

Community. ❤️

Because Dolly Parton's legacy is a beautiful reminder that what we give back to the people around us can matter every bit as much as what we accomplish for ourselves.

From all of us at ERA PowerMark Properties, thank you for the music, the laughter, the books, the memories and all that sparkle.

The world won't quite be the same without you, Dolly. ✨

Rest easy, Dolly. 🦋❤️

Tell us in the comments: What's your favorite Dolly Parton song, movie, quote or memory?

Let's fill this post with a little Dolly love today. ❤️

🏡✨ WOULD YOU MOVE… IF THE NUMBERS MADE SENSE?

Here’s a question I hear more often than you might think:

“I’d love to move, but I don’t even know if selling my current home makes sense.”

And my answer is always the same… let’s look at the numbers first. ❤️

You might be surprised by how much equity you’ve built—or what your home could sell for in today’s Mississippi Gulf Coast market.

So let’s play a little game. 👇

If selling your current home gave you the opportunity to make ONE move, which would you choose?

🌊 A — Closer to the water
🏡 B — A bigger home
🌳 C — More land & privacy
✨ D — Brand-new construction
💰 E — Downsize & simplify

Drop your letter in the comments! I want to see what everyone chooses. 👀

And if this post has you quietly wondering, “Okay Brittany…but what COULD my house actually sell for?” 😉

Message me. There’s absolutely no pressure. I’d be happy to help you understand your home’s potential value and what your options could look like.

Sometimes the next chapter starts with simply knowing the numbers. 🔑❤️

🏡✨ FRIDAY NIGHT GULF COAST HOUSE HUNT! 🌴🌊

Okay, Mississippi Gulf Coast…let’s have some fun! 😍

If I handed you the keys 🔑 and told you that you could choose ONE of these homes tonight, which one are you taking?

🏖️ A — Beachfront with Gulf views
🏊 B — Backyard pool + outdoor kitchen
🌳 C — A few acres with plenty of privacy
🏡 D — Brand-new construction with ALL the upgrades

I’m curious… A, B, C or D? 👇

And here’s the fun part: your dream home may not be as far away as you think. 😉

Whether you’re casually looking, ready to buy, thinking about selling your current home first, or just wondering what your options are—I’m always happy to help you figure out the next step.

❤️ Life is better when you LOVE where you live!
