Quartz countertops in the kitchen: never skip it.

Fancy plumbing fixtures in new construction: skip it.

Styles change, trends fade, resale value doesn't care what your faucet looks like. Builders will let you spend thousands on upgrades that give you zero return when you sell. I'll tell you which ones actually pay off before you sign anything.

No big secret here. I just keep posting and don't look back.

Didn't rewatch a single one when I started doing this.

Didn't need to. The reps are what get you better, not the review.

Same thing I'd tell you about getting your license, getting good at negotiating, anything in this business.

You just start and let the doing teach you.

Falling in love is easy.
Functionality is what you live with on a regular Tuesday.

Groceries. Dogs. The payment that still lets you live your life.

Fall hard, just don't skip the boring questions first.

My job isn't to talk you into a house.

If it's missing what you told me you wanted, I'll ask if you're willing to bend.
If I think it's perfect and you're not feeling it, I'll say that too.

You should feel just as comfortable telling me "I'm not ready" as "let's write an offer."

A repeat couple used to ask if they loved the kitchen.

Now they ask what they'd have to change and if they even want that job.

That shift is the whole point. First house you buy with your eyes. Every house after that you buy with your head.

Two dates in every contract I tell my buyers to pad: inspection and title.

Miss them and you lose your window to call in a contractor or catch something weird on the title commitment.

A few extra days of buffer costs nothing. Scrambling at the deadline costs you leverage.

Always a Plan B, even on the paperwork.
