Real Estate is in my blood. My mother founded the company when I was a child and the Real Estate office became my second home. After graduating with my MBA, I realized this was the right career path for me. I believe real estate is not about 'selling' it's about relationships. It's about doing what's right for my clients. It's about getting to know my clients, building a mutual trust and making th

e most of every transaction. I enjoy the challenges that each day brings and solving each issue to make sure my client is happy. At the end of the day, it's about being honest, doing the right thing and having fun while doing it.

Luxury isn't one market β€” it's at least two, and treating them the same is where marketing strategy goes wrong. Entry-luxury behaves like a hot mid-market: deep buyer pools, fast closes, cash-heavy offers, and the winning move is speed. But push into the trophy tier and everything inverts β€” the buyer pool might be a dozen households a year, they're in no rush, and the only thing that moves a listing is a price that was honest from day one. Same price bracket, completely different playbooks. Knowing which market you're actually in before you set strategy is everything. And who you work with matters!

A $5M home might sell overnight while a $20M trophy lingers for months, because "luxury" isn't one market β€” and one pricing playbook can't serve both ends.

Please urge legislators to vote NO!πŸ‘ŽπŸ»

RED ALERT: AB 736, a transfer tax bill currently moving through the California Legislature, could significantly increase the taxes homeowners pay when they sell their homes. This issue matters to every homeowner in California. Please urge your legislators today to vote NO on AB 736.

AB 736 would allow local governments to increase transfer taxes on home sales far beyond what most Californians pay today. For example, for a home that sold for $900,000, the tax could increase from roughly $1,000 today to as much as $13,500 or even $27,000 in some cases.

For many homeowners, that money would come directly out of the equity they have worked for years to build. Whether you're planning to buy, sell, or remain in your home for years to come, policies like AB 736 that increase housing costs will affect all Californians.

πŸ“Š More Americans are on the move β€” and that's great news for the housing market!
According to the latest NAR data, existing-home sales rose 3.2% in May, hitting their highest level since December. As affordability improves, buyers are coming back: first-time buyers made up 35% of sales last month, up from 30% a year ago.
Even with more activity, supply remains tight β€” keeping the market competitive for sellers, with about a quarter of homes selling above list price and an average of 2.3 offers per listing. Homes are also moving faster, spending a median of just 29 days on market.
The takeaway? Whether you're buying or selling, momentum is building. If you've been waiting for the "right time," this could be it. Let's talk about what this means for your goals. 🏑

Existing-home sales perked up last month, with sales rising to the highest level in five months.

The 2026 RealTrends brokerage rankings just dropped, and one number jumped out at me:
Independent brokerages now account for nearly 29% of market share β€” up from 27% the year before.
That's not a coincidence. That's agents voting with their feet.
Today's agents want more than a place to hold their license. They want a brokerage that helps them save time, win clients, and build a stronger business. The question has shifted from "What's my split?" to "What am I actually getting in return?"
That's exactly the environment Nelson Shelton & Associates was built for. For 40 years, we've offered something the big-box model struggles to deliver: real relationships, real leadership, and a boutique culture.
2026 is shaping up to be one of the better years for agents considering a move β€” agent movement is ticking upward and markets are stabilizing. If you've been thinking about whether your brokerage is truly working for you, I'd love to have that conversation.
