Everyone's still watching Austin. They should be watching Sherman, Texas.
It's a town of about 54,000 people 60 miles north of Dallas. Texas Instruments is spending up to $40 billion there on a four-fab semiconductor campus, one is already producing chips. GlobalWafers just committed another $5 billion next door. The city has issued permits for more than 4,000 new homes to keep up, and local officials are now modeling a population that could double within 5 to 10 years.
This is exactly the kind of setup I look for: real capital, already deployed, in a market most investors haven't priced in yet.
I also lay out the honest risks, chip demand is cyclical, the local economy is now concentrated in two employers, and there are early signs housing supply may be getting ahead of hiring. This is a watch, not a scored Buy-tier market yet.
