Inspection, appraisal and loan contingencies tend to get all the attention - but buyers may also have important deadlines for reviewing insurance, seller disclosures, title and other property documents.

These timeframes are there for a reason: to give you an opportunity to understand exactly what you’re buying before moving forward.

And in today’s California market, insurance is one I recommend tackling right away. 🔑

One thing I almost always negotiate for my buyers? A 12–13 month home warranty paid for by the seller.

It’s not foolproof, but it can save you thousands if your A/C, water heater, or appliances unexpectedly fail after you move in. Just remember: it covers unexpected breakdowns, not items that were already broken before closing.
