Does your Hollywood Hills home need a lot of work before you can sell it?

Maybe the kitchen and bathrooms haven’t been updated in decades. Or perhaps there are bigger issues with the roof, foundation, drainage, or retaining walls.

Here’s something I always tell homeowners: You don’t necessarily need to renovate everything before selling.

In the Hollywood Hills, buyers aren’t just looking at the finishes.

They’re also looking at the architecture, views, privacy, location, and potential.

Sometimes a few improvements make sense. Other times, selling as-is may be the better financial decision.

Before spending $100,000 or $200,000 on renovations, I’d want to know what the home could realistically sell for in its current condition.

That comparison can make a big difference.

You found a home you love in Los Angeles.

It’s listed for $2 million.

Would you offer $1.9 million? $1.95 million? Or full price?

Here’s the thing: there’s no magic percentage that works for every property.

Before making an offer, I look at comparable sales, days on market, price reductions, condition, and how much competition there is.

And in the Hollywood Hills, two homes with similar square footage can have completely different values because of their views, privacy, architecture, and access.

Sometimes there’s plenty of room to negotiate. Other times, the asking price may already be competitive.

The goal isn’t just to get a discount. It’s to buy the right property at a price that makes sense.

Can you really buy a home in the Hollywood Hills for under $1 million?

Believe it or not, occasionally you can!

I’ve toured some pretty interesting lower-priced homes in the Hollywood Hills through my Friday Finds, and they’re not always what people expect.

We’re talking charming canyon cottages, older hillside homes, fixer-uppers, and properties with unusual layouts or challenging access.

Of course, buying in the hills comes with things to consider, including parking, foundations, drainage, insurance, and the overall condition of the property.

But if you’ve always wanted to live in the Hollywood Hills, I wouldn’t automatically rule it out just because your budget is under $1 million.

Sometimes you just need to know where to look.

Can you sell a Los Angeles home while a tenant is still living there?

Yes—but selling a tenant-occupied property requires a little more planning than selling a vacant home.

The existing lease, current rent, showing access and the type of buyer you’re likely to attract can all affect the sale. An investor may actually like having a good tenant in place, while an owner-occupant may have very different concerns.

And in Los Angeles, sellers should never assume that putting a property up for sale automatically means the tenant has to move.

Understanding the tenancy before you list can help you make better decisions about pricing, marketing and timing.

You accepted an offer on your home and opened escrow.

Then the appraisal comes in below the purchase price.

Does that mean you automatically have to lower your price?

Not necessarily.

A low appraisal can affect a buyer’s financing, but there may be several ways to approach the situation.

Before making a decision, I’d look at the buyer’s financing, the terms of the purchase agreement, whether an appraisal contingency remains, whether the buyer can contribute additional cash, and how strong the existing transaction is compared with the risk of going back on the market.

Sometimes the parties negotiate. Sometimes the buyer makes up some or all of the difference. And in certain situations, there may be a legitimate basis to request a reconsideration of the appraisal.

The important thing is not to panic—or immediately agree to a price reduction—before understanding the entire situation.
