I understand why this question comes up so often. In a competitive market, it's easy to wonder if you're making a smart investment or simply getting caught up in the emotion of the moment. Every buyer worries about looking back a year later and wishing they had made a different decision.

The truth is, there isn't a website or algorithm that can tell you exactly what a home is worth. Online estimates are a starting point, not an answer. The real work is understanding the comparable sales, the condition of the home, the location, current market conditions, and, just as importantly, what risks may not be reflected in the asking price.

Before you write an offer, ask your buyer's agent a few questions.

**How did you arrive at this value?**

**What comparable sales support your opinion?**

**What concerns do you see with this property that could affect its value in the future?**

**If this were your own money, would you still recommend this offer?**

Those questions usually tell you as much about your buyer's agent as the answers themselves. A good buyer's agent should be comfortable recommending a strong offer when the house is right. They should be just as comfortable recommending that you walk away when it isn't.

I smile when I read this question because it reflects just how much buying a home has changed.

Thirty-five years ago, buyers hired an agent because they needed someone to find homes. Today, most buyers can search listings from their phone before they finish their morning coffee. Technology solved that problem.

What technology hasn't solved is knowing whether a home is worth buying.

Is it overpriced? Are there signs of deferred maintenance? Will it be difficult or expensive to insure? Is there something in the disclosures or property history that deserves a closer look? How should you structure an offer that protects your interests instead of simply helping you win?

Those are the questions a buyer's agent should be helping you answer.

It's a question worth asking, and the answer isn't always simple.

Over the years, I've worked with exceptional local lenders who know our market inside and out. I've also seen buyers run into problems because the lender didn't understand the nuances of buying in Washington, DC, Maryland, or Northern Virginia.

So before you say yes to any recommendation, ask a few questions.

**Why are you recommending this lender?**

**Are they local and familiar with the market where I'm buying?**

**Will I be working with the same loan officer from pre-approval through closing?**

**Are you recommending them because they've consistently taken great care of your clients, or because they're connected to your brokerage?**

Those questions aren't being difficult. They're being informed.

Buying a home is complicated enough. You deserve to understand why professionals are being recommended and whether those recommendations are based on experience, expertise, and service.

It's a fair question.

Thirty-five years ago, buyers were mostly asking how to find the right home. Today, they're asking whether they can trust the advice they're receiving. That shift says a lot about how real estate has changed.

When you're choosing a buyer's agent, don't just ask about experience or how many homes they've sold.

**Ask how their brokerage makes money.**

Does it represent both buyers and sellers? Does it own or have affiliated mortgage, title, insurance, or other real estate companies? The answers don't automatically tell you whether the advice is good or bad, but they do tell you something important about the business model behind that advice.

How do I know if my buyer's agent is actually protecting me?

Or are they protecting a business model built around your transaction?

It's one of the most important questions a homebuyer can ask today, yet very few people do.

Most buyers assume their agent is working only for them. But in many large brokerages, the transaction doesn't end with representation. It can include mortgage services, title, insurance, affiliated businesses, referrals, and the data created by every home you search, every property you tour, and every offer you write. That doesn't automatically mean something is wrong. It does mean you should understand how your brokerage is structured and where its incentives lie.

Protection isn't measured by how many homes you see or how quickly an offer gets written. It's measured by the advice you receive when the stakes are highest: the negotiation you never knew happened, the inspection issue that could have cost you thousands, or the recommendation to walk away from the wrong house because it wasn't in your best interest.

The best buyer representation is often invisible. You don't see the conversations behind the scenes, the contract language that's revised before you sign, or the risks that are identified before they become your problem.
