That's right. Duplex = Cashflow... If it's rented. A good property management company is key. If you're out of state, take time to fly or drive out and interview your PM company. It's worth the time and the money.

My house is a house of order... except when the water heater leaks at our duplex. Thankfully the tenant assisted with installing the new one. Start to finish, 1 hr 5min. My fastest yet.
