I think every experienced agent has developed a 10-second filter when reviewing new listings.
What’s the first thing you look at that immediately tells you:
“This is worth my time.”
or
“Next.”
No buyer-specific answers. I’m talking about your process as an agent.
For me, it’s the property’s history. I look at previous list prices, price reductions, days on market, and whether it has been listed before. That tells me a story before I ever step inside. I already have a feel for the seller’s expectations, potential negotiation leverage, and whether the property has been overlooked, overpriced, or simply marketed poorly.
