Tiffany Homes Central Oregon Realtor | Helping Buyers, Sellers & Investors Make Smart Moves

Buying a home is not the same as buying something off Amazon or ordering a Tesla.
If you are a first-time buyer, make offers. Ask for a lower price. See how the seller responds. That is part of the process.
A strong real estate agent should help you understand the numbers, write the offer, and negotiate for you.
You do not have to accept the asking price just because that is the number on the listing.

Large apartment operators benefit from scale, tax advantages, and a steady stream of rent payments.
Meanwhile, every rent check you write is helping build someone else’s asset.
What are you building for yourself?

Real Estate Matters: Rent or Buy, Part 1-2
Huge apartment complexes are going up everywhere as cities try to address housing affordability.

Apartments absolutely have a place. But renting also means your monthly housing payment is building someone else’s asset instead of your own.
For me, the bigger question is what kind of community we want to build: more large apartment developments, or more opportunities for people to own a home and have a neighborhood of their own?

What’s Your Path?

Pricing a home too high can get expensive fast.

In this Real Estate Matters short, I walk through a simple example. If you owe $400,000 at 6% and list at $600,000 when the home is priced above the comps, waiting nine months for the market to catch up can cost thousands in interest and carrying costs.

That is why pricing matters at the beginning of the listing, not months later after the home has already been sitting on the market.
Ask for honesty. Look at the comps. Understand the cost of waiting.

A seller may have a price in mind, but the comparable sales and current competition often support a different number.

In this Real Estate Matters short, I talk about one of the harder parts of a listing appointment: explaining what the comparable sales, current competition, days on market, and buyer behavior are actually saying about price.

The job is to give the seller a clear picture of the market, even when that number is lower than they hoped.

Honesty is not about telling someone what they want to hear. It is about giving them the information they need to make a smart decision.

Listing a home gets a lot harder when the market is declining.

In this Real Estate Matters short, I talk about listing appointments, seller expectations, pricing, and why these conversations can be difficult when values are moving in the wrong direction.

Sellers still want the highest price possible. Buyers are reacting to current market conditions. That puts the listing agent in the middle of a very real conversation about price, timing, and what the market will actually support.

That is one of the hardest parts of real estate.

Take a quick walk around Culver, Oregon, a small Central Oregon community just south of Madras.
In this Real Estate Matters short, I walk through town, show you what Culver looks like on the ground, and share a few basic facts and stats about the community.
Sometimes the best way to understand a place is simply to walk it.

For some people, the path starts with one hard move: lower the monthly housing cost, cut expenses, and create a real down-payment plan.

It may mean a smaller apartment. A roommate. Moving farther out. Giving up a few things for a year or two.

If your goal is homeownership, the path may be about creating more room in your budget today so you can build toward the home you want tomorrow.

There is no single path to homeownership.
But there is probably a path that fits your life.
Let’s find it.
