Let’s talk about what’s happening right here at home in Temple, Belton, Killeen, Harker Heights, Salado and our surrounding Central Texas communities.
The newest July numbers are in, and the biggest thing I want you to know is this:
Buyers have options. Sellers still have opportunities. But strategy matters.
📊 BELL COUNTY | July 2026
🏡 Median asking price: $289,900
⏳ Median time on market: 71 days
🔑 Homes for sale: 2,245
📉 Typical home value: $251,808, down about 1.8% from last year
🏠 483 new listings came on the market during July.
Here’s another number that caught my attention: based on the latest completed-sales data, 51.6% of Bell County homes sold below list price. 👀
📍 AROUND CENTRAL TEXAS
TEMPLE: Typical home value $248,213 | 680 homes for sale | Median asking price $274,167 | About 50 days to pending. Values are down roughly 3% year over year.
BELTON: Typical home value $315,954 | 279 homes for sale | Median asking price $370,342 | About 41 days to pending. And 61% of the latest completed sales closed below list price.
KILLEEN: Typical home value $220,448 | 805 homes for sale | Median asking price $235,800 | About 37 days to pending.
HARKER HEIGHTS: Typical home value $300,567 | 160 homes for sale | Median asking price $318,667 | About 31 days to pending. Interestingly, values here are actually up about 0.9% from last year.
SALADO: Typical home value $493,377 | 138 homes for sale | Median asking price $611,450 | About 45 days to pending.
Okay...what does all of that mean without speaking Realtor? 😂
👉 BUYERS: This market is giving you something we haven't always had—breathing room.
More inventory means you can compare homes instead of feeling like you have to grab the first one you like. Depending on the property, we may also have room to negotiate price, repairs, closing costs or seller concessions.
But don't make the mistake of thinking every seller is desperate. A beautiful house that's priced correctly can still get attention quickly.
👉 SELLERS: Buyers haven't disappeared. They're just pickier because they have choices.
That means your home needs to compete on:
✔️ PRICE
✔️ CONDITION
✔️ PRESENTATION
✔️ MARKETING
The days of throwing a house on the MLS $20K too high because “we can always come down later” aren't doing sellers any favors. 😬
And here's why I always say REAL ESTATE IS LOCAL.
Harker Heights values are slightly UP year over year while Temple's are down about 3%. Belton buyers are behaving differently from Killeen buyers. Salado is its own animal altogether. 😂
Sometimes two neighborhoods five minutes apart can tell completely different stories.
